Maintenance Service
A manager will be appointed and employed by the Authority

employment. In general, the outside of the buildings, common areas
and external facilities will be included in the scope of
maintenance. The interior of the apartments will be the
responsibility of the owner.
Maintenance services provided will include ;

• Maintenance of the garden areas.
• Provision and payment of electricity costs for external lighting

• Provision and ongoing maintenance of emergency lighting and fire
prevention devices.
• Ensuring poolside equipment is maintained in good working order.

• Maintaining a good, safe water supply.
• Provision of security services.
• Provision of staff in the office as deemed necessary.
• Payment of general building insurance (apartment interiors and

• Provision and supervision of a depreciation/emergency fund.

Ownership...
The purchaser will have the title deed of the apartment registered
in their name with the Land Office and will then receive an official
address. The purchaser will receive, upon completion, registered
shares from the Authority as company structure dictates.
The purchaser will lease the apartment for a period of thirty years.
This lease will be renewed upon vote of the company shareholders.
Upon renewal, all official taxes, fees and costs will be borne by
the apartment owner.

Introduction
Week commencing 3rd April, 39th week of construction. The mock up
apartment is complete and ready for developer approval.

Sports and Recreation club ...
One of the unique features of Bangtao Beach Gardens is the inclusion
of the Sports and Recreation Club. The developers-ever mindful of
